Commercial restoration

Commercial Water, Fire and Mold Restoration in Philadelphia

A flooded warehouse floor, a fire in a grocery store, a burst line over an office lobby. Every hour closed costs money. Onyx mitigates, cleans and rebuilds commercial spaces and plans the work around your operation.

Commercial losses are different from residential ones in scale and in what is at stake. There is inventory on the floor, staff who need to work, customers who will go somewhere else, and a lease or a landlord with opinions. The restoration plan has to answer 'when can we reopen' before it answers anything else.

Onyx has done water, fire and mold work in warehouses, supermarkets, offices and event venues in the Philadelphia area. We bring the equipment to handle large floor areas, work from lifts and scaffolding for high ceilings, and set containment so unaffected sections can keep operating where it is safe.

Facilities we work in

Generic descriptions of recent job types. Customer names are shared on request with their permission.

  • Warehouses: standing water across a stocked floor, scaffold-based ceiling and deck cleaning after fire, drying with stock in place where possible, return to a clean, lit, restocked space
  • Supermarkets and grocery stores: fire and smoke cleanup of sales floor and ceiling from lifts, containment of shelving with plastic, drying of aisles with air movers and dehumidifiers
  • Offices: burst line or roof leak over a lobby or drop ceiling, extraction, ceiling tile removal, drying around furniture and workstations
  • Event venues: flooding across a decorated floor with a booked calendar, fast extraction and drying to make the next date

Commercial water damage restoration

Large floor areas and stock change the math. We plan extraction and drying for the square footage and the load, not with residential equipment stretched thin.

  • Extraction across slab, tile, and commercial carpet
  • Moisture mapping of floors, walls, drop ceilings and insulation
  • Contents and inventory triage: what is dry, what can be saved, what is a loss, all documented
  • Drying equipment sized for the space and monitored to dry standard
  • Sewage and gray water containment for restaurants, restrooms and floor drains

Commercial fire damage restoration

Fire in a commercial building means soot on high ceilings, in ductwork and across inventory, plus water from suppression.

  • Board-up and roof tarping the same day where possible
  • Ceiling, deck and joist cleaning from lifts and scaffolding
  • Soot removal from fixtures, shelving, equipment and HVAC
  • Odor treatment of the structure
  • Rebuild and coordination with your trades for electrical, refrigeration and mechanical

Commercial mold remediation

Mold in a commercial space is a health complaint and a liability before it is a repair. We contain, remove and treat under negative air, fix the moisture source, and document the process for your insurer, landlord or health inspector.

Downtime, hours and multi-unit properties

Tell us your hours and what has to stay open. We can run drying equipment overnight, contain a section so the rest of the floor operates, and stage work so a store or office reopens in phases. For apartment buildings and multi-unit properties we work unit by unit with a single point of contact for the manager.

FAQ

Questions we get on this work

How do you minimize business downtime?

By planning around your hours, containing the affected area so the rest of the building operates, running equipment overnight, and staging the rebuild so you reopen in phases. The reopening plan is part of the first scope, not an afterthought.

Do you handle large-loss and multi-unit properties?

Yes. We have worked full warehouse floors and supermarket sales floors, and we handle apartment and mixed-use buildings unit by unit with one point of contact for management.

Can you work overnight or around operating hours?

Yes. Tell us when the space is empty and when it has to be usable. Drying equipment runs on its own; cleaning and demo can be scheduled off-hours.

Do you work with commercial insurance and property managers?

Yes. We document the loss with photos, moisture readings, inventory notes and a written scope, and we work with your adjuster and property manager through the claim. Coverage decisions belong to your carrier.

What about inventory and equipment that got wet?

We triage on site: what is dry, what can be cleaned or dried, what is a loss. Everything is photographed and listed so it can go into the claim.

Do you provide references for commercial work?

Ask us. We share job details and customer contacts with those customers' permission.
